Landlords - we offer a range of different property management options to suit your individual needs.

    1. Tenant Finder
  • Advertising of property on www.jswap.co.uk, www.propertypal.com, our in-house brochures and display of an advertising board to the property.
  • Vetting of all potential tenants.
  • Accompanied viewings of Property.
  • Landlord consultation to inform of approved applicants.
  • Preparation of Tenancy Agreement following selection of tenant.
  • Completion of Housing Benefit forms if applicable.
  • Collection of first monthís rent and deposit.
  • Signing and witnessing of Tenancy Agreement and instruction to tenant to set up direct debit for future rent payments.
  • Please note:
  • With this service it remains the Landlordís responsibility to monitor rent payments and the Landlord remains the first point of contact for the tenant should any issues arise at the property.
  • Should any issues with regard to rent payments occur within the first three months of filling the property we will issue tenants with warnings or new instructions free of charge.
  • After this point any further letters or correspondence requested from us to the tenant will be charged for.

  • 2. Tenancy Agreement Only
  • Preparation of Tenancy Agreement for tenants you have sourced yourself.
  • Completion of Housing Benefit Application if applicable.
  • Handover of property.
  • Please note:
  • With this service it remains the Landlordís responsibility to monitor rent payments and the Landlord remains the first point of contact for the tenant should any issues arise at the property.
  • Any letters or correspondence requested from us to the tenant will be charged for.

  • 3. Advertising Only
  • Advertising of property on www.jswap.co.uk, www.propertypal.com, in-house brochure and advertising board to property.
  • Forwarding details of all potential tenants to landlord. Landlord to arrange viewings, preparation of tenancy agreement and all monitoring of rent and attendance in respect of maintenance issues.

  • 4. Property Management
  • Monitoring of rent payments and lodgement of rent monies to your specified account with a target turnaround time of 5 working days.
  • All correspondence with tenant regarding rent.
  • Provision of bi-annual statements.
  • First point of contact for the tenant should any issues arise at the property.
  • Establishment of responsibility for defects and repairs.
  • Provision of maintenance works as and when required. In this instance we will consult with you about any requirements prior to commencement of works. Quotations from trusted contractors will be provided as necessary.
  • All correspondence with the tenant at no further charges.

We also offer a comprehensive property maintenance and improvements service.
This can either be integrated into your property management option, or provided as a standalone service.
